Sealcoating

Sealcoating is an economical way to safeguard your asphalt investment.
Asphalt pavements that are not properly maintained will be exposed to harsh elements and chemicals that create costly repairs. Properly sealcoated asphalt surfaces are protected from the harmful elements of the sun, oxidation, weather, water, oil, gas, salt, etc. Sealcoat can be applied for a fraction of the cost of repairing or replacing an existing asphalt surface.
Effective sealcoating maintenance programs can significantly increase the lifespan of your asphalt parking lot or driveway, avoiding costly repairs or replacement. Asphalt surfaces properly maintained and protected with a high quality and durable pavement coating can last up to 25 years.
We specialize in four custom mix designs to achieve the performance your asphalt investment needs. Our sealcoating equipment is capable of mixing and applying materials containing 1-10 lbs of aggregates per gallon in an even and uniform coat.
Level 1 – Polymer Modified Master Seal Asphalt Emulsion
A pavement sealer specifically formulated for superior adhesion, flexibility & durability for driveways, parking lots & roadways.
Level 2 – Gem Seal Coal Tar sealer
A premium quality pavement coating composed of refined coal tar that is fortified with rubber prior to emulsification. This high-solids product has been a standard of excellence in pavement maintenance since the 1930’s. (1-4 lbs sand per gal)
Level 3 – Gem Seal Plus
A specially mixed coal tar sealer With an added 5% latex and 5-7 lbs of sand per gallon.
Level 4 – Gem Seal Surfix Resurfacing Coal Tar Sealer
This is our own mix of high quality latex rubbers and up to 10 lbs of sand per gallon. Perfect for driveways and parking lots that are “beyond repair” and customers who want to get a few more years out of there asphalt investment before replacing.
Crack Filling

The main purpose of crack filling is to protect your pavement from premature failure.
Unsealed cracks allow water access to the base material creating a weakened base and sub base resulting in base destabilization. This can cause alligation and load related failures of the paved surface.
Crack sealing maintenance saves you money by extending the life of your asphalt and stops water from entering the base under the paved surface which leads to pot holes, sinkholes, allegation and heaving from the winter freeze thaw cycles.
Asphalt Patching

Asphalt patching is done to address isolated trouble areas to avoid further damage to the paved area and the base beneath.
There are three types of asphalt patching that we offer:
1) Remove & replace – This is by far the best of the three patching methods. By saw cutting and removing the troubled area you can get to the root of the problem, which is the base. By saw cutting and removing the area we can address the problem with the base and repave. When done correctly, remove & replace patching can last up to 25 years, or the life of your asphalt.
2) Tack & Patch – This is an economical option that can be used to address areas that are not a large concern. Tack & Patch, when done correctly, can last 5 to 10 years.
3) Infrared – Infrared patching is used to address “high & low areas” in general. This is a temporary patch used for the disbursement of standing water in a low area to avoid the water from working its way to the base and destroying it, and to eliminate ice in the winter. We reserve infrared patching for commercial work only.
Our patching services include, but are not limited to, low areas, garage wedges, pot holes, drainage problems, culvert and catch basin repairs, alligation, curbs, edge repairs, etc.
Snowplowing and Ice Control

Safety is our #1 concern for snowplowing. We have a “no slip” policy for our commercial customers and are constantly monitoring the weather conditions to ensure that parking lots & sidewalks are clean for your customers. (sidewalks, for commercial customers, are cleared at no extra charge.) Salt and/or Calcium chloride charged by the pound.
